Facade BioClean Pro is a professional exterior-surface cleaner developed for removing organic contamination such as algae, mold staining, mildew, moss residue, biofilm, and other biological deposits from façades and outdoor surfaces.
The product is intended for cleaning walls, roofs, paving, stone, concrete, render, and other compatible exterior materials affected by green, black, or brown biological contamination.

Any claim that the product kills microorganisms, disinfects surfaces, prevents regrowth, or acts as a biocide must be supported by the final active ingredient, efficacy testing, and applicable regulatory authorization. Until this is confirmed, the product should be marketed as a cleaner for biological contamination rather than as a registered biocidal product.

Recommended dilution

Directions for use
1. Remove thick moss, loose organic matter, and debris mechanically.
2. Apply the product evenly to the dry or slightly damp surface.
3. Allow sufficient contact time according to the final formulation.
4. Keep the surface wet during the treatment period.
5. Agitate stubborn deposits with a brush.
6. Rinse thoroughly with clean water or use controlled pressure washing.
7. Repeat the treatment if visible contamination remains.
8. Allow the cleaned area to dry and inspect for residual staining.

Important limitations
* Do not mix with other cleaning chemicals unless compatibility has been technically confirmed.
* Never mix chlorine-based productss with acids or ammonia-containing products.
* Protect plants, lawns, metals, painted surfaces, glass, and watercourses from uncontrolled exposure.
* Prevent product runoff into soil, drainage systems, ponds, and natural water bodies unless permitted by the product instructions.
* Test the product on a small hidden area before full application.

Regulatory note
The words “biocide,” “disinfectant,” “fungicidal,” “algicidal,” “kills mold,” or “prevents regrowth” should not be used on the commercial label unless the product has the required active substance, efficacy evidence, registration, and legally compliant labeling.

A safer non-biocidal commercial description is: “Professional cleaner for the removal of algae, mold staining, moss residue, biofilm, and organic contamination from exterior surfaces.”
